Loan Signings and Real Estate Closings at Your Door

In short: A loan signing agent is a notary who guides borrowers through a mortgage or real estate package and notarizes the documents that need it, then returns the package to the title company. We handle purchases, refinances, HELOCs and seller packages across Cape Coral, Fort Myers, Lehigh Acres and Naples, in English or Spanish.

Step 1

What does a loan signing agent do?

A loan signing agent is a notary public hired by a title company, lender or escrow office to meet borrowers, present each page of a loan package for signature, notarize the documents that require it and return the completed package on time.

Southwest Florida real estate runs on remote closings. Canal-home buyers relocating from the Midwest, sellers who already moved, snowbirds refinancing in the off-season: many of them never set foot in the title office. The signing agent is the person at the table who makes sure every signature, initial and date is where the lender expects it, so the loan funds on schedule.

A signing agent does not explain the loan terms or give financial or legal advice. When a borrower has a question about the rate or the fees, we pause and connect them with the lender or the closing agent. What we bring is a careful, unhurried signing in the borrower's language, and a package returned complete the first time.

  • Purchase and refinance packages
  • HELOCs and reverse mortgages
  • Seller packages and deeds
  • Bilingual signings for Spanish-speaking borrowers
  • Signings for title companies, lenders and attorneys

Step 2

What do borrowers need for a loan signing?

  • Government photo ID for every borrower

Names must match the loan documents exactly. Tell your loan officer early if they do not.

  • Any funds the lender asked for

Wire confirmations or cashier's checks are arranged with the title company, not the signing agent.

  • About an hour, without interruptions

A typical refinance package takes 45 to 90 minutes to sign properly.

Step 3

How are loan signings priced?

Step 4

How does a mobile loan signing work?

  1. 1

    Order received

The title company sends the documents and closing instructions.

  2. 2

    Confirm with the borrowers

We call to confirm the time, address, names on the IDs and the language they prefer.

  3. 3

    Print and review

The package is printed and checked for missing pages before the appointment.

  4. 4

    Sign at the table

Each document is presented with a plain description of its purpose; notarized pages are completed and sealed.

  5. 5

    Return the package

The signed package is shipped or dropped off the same day, and the title company is notified.

Most requested in Cape Coral and Naples, and available online anywhere.

Step 5

Frequently asked questions

Who hires the loan signing agent, me or the title company?

Usually the title company, lender or escrow office hires the signing agent and includes the cost in the closing fees. Borrowers and real estate agents can still request a specific bilingual notary; ask your title company whether they can assign us to your closing.

Can you explain the loan documents in Spanish?

We can describe in Spanish what each document is, for example that one page is the promissory note and another is the deed of trust or mortgage. We cannot interpret the legal or financial terms or advise you on them. If you want a full explanation of your loan, ask your lender for disclosures in Spanish or bring someone you trust.

Can I sign my closing documents online instead?

Many lenders and title companies now allow remote online closings, and Florida permits online notarization. Whether your loan can close that way depends on the lender and the investor. If the title company approves it, we can conduct the signing by video.

What happens if a borrower is out of town on closing day?

Options include signing early, signing online if the lender allows it, or a Florida power of attorney approved in advance by the lender. Each lender has its own rules, so raise it with the title company as soon as you know.

How long does a closing take at home?

A refinance usually takes 45 minutes to an hour. Purchases with many pages, or signings in two languages, can take up to an hour and a half. We do not rush borrowers through the package.
